What is a homeowner's association?It is a non-profit corporation registered with the State and managed by a duly elected Board of Directors. Its purpose is to maintain all common areas and to govern the community in accordance with the provision of the legal documents: Restrictive Covenants, Bylaws, and Articles of Incorporation. The corporation is financially supported by all members of the homeowners association. Membership is both automatic and mandatory.

If I buy a home within an HOA, do I have to belong to the HOA?Yes, if you are ahomeowner owner within the legal boundaries of the Association, you automatically became a member of the Association when title was transferred to you. A home owner cannot "opt-out" of membership.

What are common areas?The common areas of an association are defined in the association’s documents and generally include amenities enjoyed by all owners. These may include landscaping, gated entries, swimming pools, clubhouses, and other improvements to the property.

Are commercial vehicles allowed in my community?What constitutes as a commercial vehicle? The rules of the community can be found in the Covenants, Conditions, and Restrictions (CC&Rs) and in supplemental policies. All of the governing documents are available to you on the community page of our website. If your community prohibits commercial vehicles, the information will be contained in the documents and will include a description of what constitutes a commercial vehicle.

When is the annual meeting?The annual meeting for Hidden Hills is held the third Wednesday of May. Residents are encouraged to attend these meetings and offer their ideas, support and volunteer time as the community continues grow. When are my homeowners association fees due?Your dues ae $75 due every January 1st. Late payments are assessed a fee and accrue interest in accordance with covenants. The Association will exercise its right to file property liens for any non-payment of dues and fees.

How is the amount of assessments decided?The board of directors is made up of volunteer homeowners who work with the management to develop the budget of the association. The budget helps the board determine if the current assessments are sufficient or if they need to be increased or decreased.

How do I pay my Hidden Hills assessments?Assessments are paid online, by mail or in person. We do not accept payment over the phone. We do not accept cash. Credit cards only accepted online (not in person) via the Secure Portal. There is a processing fee of 3.49% for a credit card and $9.99 for a debit card. eCheck option is free by simply using your routing/checking account number. Use our secure portal to setup auto payments using your checking account/routing number Go to your secure portal On the Home or Payments tab, tenants/homeowners click Pay Now to make a one-time payment. What will happen if I do not pay my assessments on time?You will be assessed a late fee of $20 or 10% which ever is greater. Interest of 14% per annum will charged to your account after 30 days past due.

What are my dues used for?Dues are used to maintain all Common Properties of the Association (common area maintenance) as well as any administrative costs associated with running our HOA.

What happens if I am unable to pay my assessments?The first and most important thing to do is contact the management company to let them know. They can work with you to make arrangements such as a payment plan that can help you get caught up. The association’s collection policy will outline the procedure for handling delinquent accounts and, in some cases, homeowners may lose access to amenities while their account is delinquent.

How do I find out my balance?Login to the Homeowner Portal and your balance will be on your dashboard. You can also view or print a statement to see the detailed balance.

Can I add a fence, shed or solar panels?Any changes to the exterior of your home requires submission of the ARC form to the management company. You can download the ARC form from the secure portal under Shared Documents. Please follow all the instructions on the form and include images of the fence or shed materials. Solar Panels - Solar panels shall be flush with the roof or side wall of a dwelling and shall not be located in any required yard or upon any accessory structure. Fences - No livestock-type fencing material or chain link shall be used for construction of a fence. Sheds/Playhouses - Shall be constructed of compatible and similar materials and design with the dwelling. These structures shall not exceed 20 sq. ft., and be more than 10 feet in height and shall not e located in the front or side yard setback or within 5 feet of any Lot line. Dog Kennels - Any dog run or kennel shall be adequately screened from view and shall not be located in the front yard or within 7.5 feet of any Lot line. Dog runs and kennels shall not be located in the front or side yard setbacks.

Do I have to get approval for satellite dishes and solar panels?You 1. Go to your secure portal and download the ARC Form from the "Shared Documents" folder. 2. Complete the form and add any other documents required 3. Submit an architectural review from the homepage or the Compliance tab of the Online Portal. 4. Click Submit. The Community Management team will review prior to sending to Board for approval

Why do I need to apply to make modifications to my home or property?The rules and regulations of an Association are designed to protect the beauty and value of the Association and each of its members. To ensure architectural standards are maintained to protect current and future owners, application must be made and approved prior to any modifications being made.

What are the rules relating to parking a camper or boat in my driveway?The covenants limit parking (other than inside of a garage) of any recreational vehicle, as defined in the City Code, for more than a total of 14 days per year. This rule applies to motor homes, campers, trailers and watercraft of any type.

What are the rules about dogs running free in public and common areas of Hidden Hills?A City of Lincoln Ordinance requires that all dogs in public access areas (streets sidewalks, parks, etc.) must be kept on a leash. The Hidden Hills Board of Directors has determined that commons areas within our neighborhood will follow the rules for other public areas in the city. Dogs in commons areas must be kept on a leash.
